Aproximately half an hour walking distance to Amadores beach and Puerto Rico beach (using the stairs). Very reasonable taxi prices. Taxi stop nearby. If you have a car, you can park in the street outside the complex (free zone).



Access to the apartment

The apartment is situated in Calle Timanfaya. Access to the apartment by stairs or ramp (steep) - just one floor down. Elevator from the apartment to the pool.

The pool area is recently renovated. Sea views.



The apartment consists of:

Large terrace of approximately 20 m2. East-faced. Sun from the morning until afternoon. Views over Puerto Rico town and the sea. The terrace is furnished with two seating groups. Parasol.

Open plan living room and kitchen. The living room is fully furnished with a sofa bed, TV and a dining table with four chairs. Air condition.

White, spacious and equipped kitchen. Induction top with 4 hobs. Microwave. Integrated fridge-freezer and washing machine. Window in the kitchen area.

Bedroom with 2 single beds that can be joined if needed. Built-in closet. Air condition.

Bathroom, tiled in white and blue colours with a good size shower and shelves for the towels. Horizontal window for extra ventilation.

Modern fittings in general. Newer complex.

The apartment is sold partly furnished. Personal items are excluded.



The complex

There is a rental company in the complex that rents out 19 apartments. The rest are private and used as holiday homes, including this one. If the buyer wants to rent out the property, this must be done through the rental company on site, at least when it comes to short-term rentals.

The explotation company is running an adults only concept for the pool area. But you can of course have children inside your own apartment.

Spacious tiled common areas. Parts of these have been refurbished and the complex has been painted.

Communal swimming pool with lift access. Artificial grass around the pool and sun loungers with parasols.

Quiet area.

The communal costs include water.

Purchase costs are not included in the property price. These are: Transfer tax of 6,5% of the purchase price for second hand properties or taxes of 8% of the purchase price for first hand properties. In addition to this, the buyer must pay notary, registry and lawyers fees. On an average basis the purchase costs are calculated to be between 8-10% of the price for second hand purchases and between 10-12% on first hand purchases. It can be a little more if the purchase price is low or if the buyer chooses to purchase with a Spanish bank mortgage. However, the buyer will receive a detailed overview over the purchase costs for the property she/he wants to buy.

Location

PUERTO RICO is one of Gran Canaria’s most popular destinations for UK and Scandinavian travellers.

The sheltered beach is a favourite for sun worshippers and there is also a coastal path leading to the white sandy beach in Amadores. For hikers it is the perfect starting point for trips up into the mountains. The shopping centre includes a medical centre, a gym, hairdressers, bakery etc. Countless pubs and restaurants ensure a vibrant nightlife. Daytime activities include mini golf, water sports, tennis, carousels etc. From the harbour tourist ferries take you to Arguineguín or Puerto de Mógan, and from the new bus station there are departures to destinations all over the island including the airport and the capital city of Las Palmas.
