Searching on our website for properties for rent in Gran Canaria

All of our properties are online! As well as specific area searches, property types etc you can search for a specific date by introducing your required start date in the “Available from” box. Once you have the search results you will see at the bottom right hand corner of the 2 photos the availability dates and the minimum letting period.

When you send us an e-mail please specify your questions if you can not find the answer in the property details page. If you are interested in various properties please specify the reference numbers according to your priority, from highest to lowest.

Short term rentals in Gran Canaria

We do not do short term rentals. We offer rentals for a minimum period of 6 months. Some of the properties are rented out for a longer minimum period. Please see how to find out the minimum rental period in "Searching on our website" above.

Are you looking to rent a property in Gran Canaria over the coming winter period

Winter time is high season here in Gran Canaria.

If you are already looking ahead to rent a property for 6 months in the winter season please contact us at the earliest approx. 2 months before or you can let us know your e-mail address and we will send you an e-mail reminder nearer to the date. Most owners wish to wait as long as possible before accepting a reservation as they wish to rent for longer periods during the high season.

To reserve a property for rent

We will send you a reservation document which will include the main conditions (letting period, monthly rent, deposit, water & electricity, ...). You need to sign each page of the document and send it back to us. Also you have to transfer the reservation amount (details in the reservation document) and send us the transfer receipt from your bank. The reservation document is in English.

Arrival date

Please let us know your date and time of arrival. Please try to arrive on working days and office hours, if not the agent might charge an extra fee of 40 Euros. The agent will agree with you the meeting point (one of our offices or directly in the property).

The letting contract

Once you arrive you have to sign the letting contract. The letting contract is in Spanish and is signed by the landlord and the tenant. The agent will translate the contract verbally. The contract has to be in Spanish as you may need to use it for Government Administration purposes. The properties we rent belong to private owners who engage us, Cardenas Real Estate, to promote them for renting. The contract is between the landlord and the tenant.

Monthly rental payment

The first month’s rent is to be paid in cash or by credit card (if you arrive in working days and office hours) or if you wish you can transfer it together with the reservation amount. The following rents are usually paid into the bank account of the landlord (you can either make a periodic bank transfer or pay it each month into the bank account at a local branch). The bank account details are stated in the contract.

Deposit

Usually it is equivalent to 1 months rent, sometimes (especially in new properties with new furniture) it can be 2 months. Once the letting period is finished the landlord checks the property and if it is in the same state as when it was delivered he will authorize us to transfer the deposit back to the tenant. When water & electricity needs to be paid it may take approx. 1 month to transfer as the landlord needs to receive the corresponding receipts from the companies who supply these services.

Agency Fees

When you reserve the property you will also be asked to transfer the equivalent of 1 months rent as real estate agency fees + 7% VAT.

Water & electricity

This varies. Some properties include water and electricity costs in the monthly rent. Others include them up to a certain monthly limit and others have the water & electricity consumption as separate costs not included in the monthly rent, in this case you have to pay them once you receive the bill. On the property detail pages on our website you will see which case corresponds to each property.

Insurance

The property insurance taken out by the landlord does not normally cover furniture or the tenants personal belongings.

Equipment

- top

You can read more about the equipment in the description of the property. All the properties are normally equipped with a washing machine and basic equipment including bed linen, towels and cooking equipment. The majority of properties are equipped with a TV with Spanish channels. Internet is possible in most of the properties but needs to be contracted by the tenant. It is also possible to receive foreign television channels but this needs to be contracted by the tenant.

Pets

If you have a pet please specify this in your e-mail as a large majority of owners or property complexes do not allow pets.

Internet

- top

If the property does not offer internet the cost of the installation and the monthly payment is the tenant’s responsibility.
