Duplex for sale in Puerto Rico, Gran Canaria with sea view

  • Bedrooms 3
  • Bathrooms 2
  • Built area 72m2
  • Plot 143m2
  • Terrace 105m2

This property is offered in collaboration with another member agency of the Boican or Agora MLS with that agency being responsible for the information and photographs published.

The townhouse is located in the first line of the popular complex Arizona, in central Puerto Rico. Only a few steps up to the plot. It is on a corner and is therefore very private. Only 1 neighbor next door (who cannot see into the plot). About 10 minutes walk to the beach and only a couple of minutes walk down to the original shopping center of Puerto Rico. The city center offers a wide range of restaurants, cafés, all kinds of shops, pharmacies, medical centres, etc. The new shopping centres, Mogán Mall and The Market are also close by. Good bus and taxi connections to the rest of the island.

The corner duplex contains:

A very spacious terrace area that encircles the side of the house as well as the front in an L shape. There are hardly any similar properties in the complex/nearby area, as the vast majority of properties only offer a small outside space.

The owner has installed an entrance door in aluminum with a lock to limit access to his private plot.

Tiled terrace in beige tones and white tiles on the walls to reduce the need for maintenance. The wall tiles have really embellished the original gray cement wall.

A pergola with a roof has been set up at the back of the terrace area so that you can retire to the shade if desired.

Flower beds with lovely plants.

There is plenty of space for several furniture groups on the terrace. You can also set up a jacuzzi here if desired or possibly a smaller counter-current pool (For pool constructions, you must ensure that you have the necessary permits.)

You can see parts of the ocean from the terrace.

There is an entrance to the living room through the terrace itself at the front. Above the entrance area, the owner has had an electric awning with a wind sensor installed. The living room is spacious and is easy to furnish. There is plenty of space for a sofa group and a dining area. Built-in cupboard for extra storage space. Large window surfaces that contribute to extra daylight entering the terraced house. Motorized ceiling fan.

A couple of steps up from the living room, you find the kitchen. This has been extended at the expense of the open solana that was there originally. The owner hired an architect to ensure that the structure was reinforced sufficiently to create an additional room above.

The custom-made kitchen is L-shaped and has doors in modern, brown imitation wood. The upper cabinets have glass doors. Practical corner cabinet solution to utilize the space in the best possible way. Downlights in the ceiling and LED lights in the kitchen. Worktop in brown/beige granite. Appliances: Oven with vitroceramic top (3 hotplates) and fridge with freezer compartment. It is possible to extend the kitchen furniture and insert extra cupboards/white goods on the wall behind. Direct access to the terrace from the kitchen area.

Next to the kitchen is the toilet. This is equipped with a washing machine and a hot water tank. Practical mirror cabinet above the sink. Pipes and tiles were changed during the renovation.

Internal stairs up to the first floor. Here you will find the two original bedrooms (facing west), the bathroom and the extra room that has been added (more than 10 years ago). The latter does not appear in the property register.

The large bedrooms are currently furnished with 2 beds and built-in wardrobes (one of them has a safe). Double-glazed windows with aluminum frame and extra sound insulation. Ceiling fans with remote control. View over Puerto Rio and towards the sea from the bedroom windows.

The upstairs bathroom was also refurbished with new pipes, tiles and bathroom fittings. The bathroom has light-colored tiles on 3 walls and 1 contrasting wall in stylish mosaic. Spacious corner shower. Bathroom cabinet with mirror above the sink. Skylight in the ceiling. The owner has installed a shelf system for storing towels.

The extra room is used by the owner as a bedroom. There is room for 1 bed to the right of the door and 1 bed to the left of it as well as various chests of drawers etc.

The house was more or less completely renovated in 2012:

New tiles were laid on the floor and walls.

Windows and doors were replaced throughout the house, both exterior and interior. External doors have a maintenance-free aluminum frame and internal doors are made of solid wood (very good quality).

Preparations were made for the installation of a water filter outside the kitchen.

New pipes were laid in the property when the renovation was carried out.

The property has been continuously maintained.

The owner has paid extra to have a fixed line with internet installed in the house.

The house has a pressure reducing valve for water.

The house is sold furnished, apart from personal objects and some decorative items that belong to the real estate agent.
