South Gran Canaria Real Estate Market Report 2025 – First Half-Year Insights

The real estate market in the south of Gran Canaria began 2025 with a strong increase in the number of transactions.

After the decline recorded in 2024, the first quarter of the year registered 595 property sales.

In Mogán, there were a total of 240 transactions compared to 180 in the same period last year, representing a 33.3% increase.

In San Bartolomé de Tirajana, the growth was 38.1%, with 355 transactions compared to 257 in the first quarter of 2024.

Market Trends in 2025

The market has reactivated strongly in the first quarter, showing that now is a good time to sell a property.

According to experts, demand remains very high while supply is limited. This results in more viewings, faster closings, and short selling times, averaging 2 to 6 months depending on the area.

The most sought-after properties are one-bedroom apartments between 40–70 m².

Average Housing Price and Price per Square Metre

According to Idealista, the average price per square metre in the municipality of Mogán is €4,147/m², compared to €3,913/m² in 2024. Prices range from €4,051/m² in Puerto Rico to €4,368/m² in Arguineguín.

This represents a 5.98% increase in the first half of the year, confirming forecasts of moderate price growth.

In San Bartolomé de Tirajana, prices range from €2,788/m² in areas such as San Fernando or El Tablero de Maspalomas to €5,090/m² in more touristic zones such as Meloneras, San Agustín, or Playa del Inglés.

The municipal average rose 9.10% in the first six months of 2025, reaching €4,677/m² according to Idealista.
